Popular paving materials

  • Porcelain: dense, low-maintenance tiles with a modern look. Needs careful laying and the right outdoor-rated slabs.
  • Natural stone (such as sandstone, limestone or slate): each slab varies in colour and texture. Some stones need sealing.
  • Concrete slabs: a wide range of sizes and finishes, often a budget-friendly option.
  • Block or brick paving: good for paths and smaller areas, and easy to repair.

What to think about before you post

  • Rough size and shape of the area, and how you will use it (dining, seating, a path).
  • Sun and shade, and which way the patio should fall so water runs away from the house.
  • Levels and steps, and keeping the patio below your damp-proof course.
  • Removing old paving, turf or soil, and access for skips or materials.
  • Extras such as edging, lighting, raised beds or walls.

Planning permission: what GOV.UK and the Planning Portal say

  • Front gardens over 5m²: under GOV.UK's permeable surfacing guidance, a new hard surface is permitted development only if it is permeable or drains to a permeable area. If it is impermeable and drains to the road, you need planning permission. If you are paving a front garden for parking and need a new or wider dropped kerb, see our dropped kerb and driveway permission guide.
  • The Planning Portal adds that these permitted development rules apply to houses, not flats or maisonettes. An Article 4 Direction can remove them (as in parts of Rayleigh, see above). Listed buildings may need extra consent.
  • Back gardens: the Planning Portal patio and driveway guidance covers when hard surfaces in gardens are permitted development. Ground-level back-garden patios do not usually need permission.
  • Raised patios and decking can need permission depending on height. See the Planning Portal decking guidance.

Wickford, Basildon, Billericay & Rayleigh: local rules to check

Local Leads Hub is starting in these four south Essex towns. Below are the councils and official pages that apply. They are the same rules any trade would need to follow, so it helps to check them before you post.

Basildon

For planning questions and to check whether your street is in a conservation area, check with Basildon Borough Council. You can confirm your council and find its website using GOV.UK: Find your local council.

Wickford

Wickford is in the Borough of Basildon. For planning questions and to check whether your street is in a conservation area, check with Basildon Borough Council. You can confirm your council and find its website using GOV.UK: Find your local council.

Billericay

Billericay is in the Borough of Basildon. For planning questions and to check whether your street is in a conservation area, check with Basildon Borough Council. You can confirm your council and find its website using GOV.UK: Find your local council.

Rayleigh

Rayleigh is in Rochford District, so planning goes to Rochford District Council. The council's conservation areas page lists a Rayleigh conservation area and says an Article 4 Direction (confirmed January 2010) removes the permitted development right to lay a hard surface at the front of affected properties. That means planning permission is needed there even for work that would normally be allowed. Check whether your address is affected.

Elsewhere in Essex

Homeowners anywhere in Essex can post a job. Use GOV.UK: Find your local council to see which council handles planning for your address.

Frequently asked questions

Do I need planning permission for a patio?

A ground-level patio in a back garden does not usually need planning permission. In a house's front garden, paving more than 5 square metres needs a permeable surface or drainage to a permeable area, otherwise you need permission (GOV.UK). Raised patios and decking may need permission depending on height.

How much does a new patio cost?

Independent Checkatrade estimates (+VAT) range by material: budget slabs about £70 to £100 per m², concrete slabs £65 to £120, brick £80 to £140, raised patios £85 to £275 and flagstone £120 to £475 (Checkatrade estimates, last updated September 2024; as read on 12 October 2026). These are not Local Leads Hub prices. Real quotes vary.

What is the difference between porcelain and natural stone paving?

Porcelain is a manufactured tile. It is dense, low-maintenance and looks consistent. Natural stone varies from slab to slab, and some types may need sealing. Ask the trades you choose to explain the options for your garden.

What should I include in my patio job description?

The rough size, any material you have in mind, what is there now, access to the garden, and any extras like steps, edging or lighting. Please do not put your phone number or email in the description.
